Measurement Discrepancies in the process of Real Estate Acquisition

A California based commercial property owner/developer suspected measurement discrepancies in a recently acquired building. The questionable square footage arose from the unique building shape and incomplete measurement details. This client called upon Stevenson Systems, Inc to provide an accurate accounting of the space within the building and resolve the questionable square footage problems.
Challenge
Before hiring Stevenson Systems, multiple companies had measured the square footage of a complex, obelisk-shaped tower, which tapers inward at a rate of 4 inches per floor.  Each floor is unique, ranging in size from 10,000 to 28,000 square feet.  Due to different measuring approaches, and resulting differences in the building calculations, Stevenson Systems, Inc. was hired to verify or subsequently produce an accurate measurement of the building.
Method
There are two different approaches to attaining the correct information. One of the previous companies relied solely on field verification methods and others relied only on calculating drawings based on existing tenant architectural drawings or space plans.  At Stevenson Systems we do both. We use all available existing architectural drawings to produce a computerized construction model and provide field verification of the construction model. This approach measures all possible areas for potential inclusion in the final calculations.
Result
After creating the computerized construction model and field verifying the building, the client realized an additional 60,000 square feet of total rentable area.  The newly assessed square footage was incorporated into the overall building calculations and available rentable space accordingly. This resulted in improved business efficiencies pertaining to tenants and leasing information and added significant value to the building.
